    I’m looking for an experienced Project Estimator in the residential construction industry who is dedicated to project accuracy and timely completion. 

    The ideal candidate is detail-oriented and has experience estimating a variety of projects. They should have a strong understanding of the necessary time and materials required and be resourceful in generating accurate estimates. Excellent writing, customer service, and problem-solving skills are also essential for this senior-level role. 

    This position is based at the corporate office in Annapolis, MD. Candidates must live within a reasonable commuting distance to Annapolis.

    The compensation package includes a competitive base salary and the opportunity to earn annual bonuses. Additionally, you will receive a 100% employer-paid medical insurance plan, generous paid time off (PTO), and paid holidays.

    Position Responsibilities 

    • Convert the existing signed budget contract into a buildable signed fixed-cost contract.

    • Estimate high-end, custom home remodeling projects with accurate materials, sub-contractors, and labor pricing.

    • Setting appropriate budget allowances for selections.

    • Manage the re-estimating of projects under contract to accommodate project scope changes

    • Write and submit formal contracts for approval by the Chief Operating Officer 

    • Prepare trade-specific work scopes and review them with subcontractors

    • Prepare, submit, and track bids

    • Conduct thorough post-construction analysis of projects to verify estimate accuracy

    Position Requirements

    • Minimum of two years estimating high-end and custom residential remodeling projects that encompass the entire house 

    • Ability to read and understand architectural drawings, blueprints, and job specifications

    • Capable of re-estimating projects due to scope changes 

    • Basic math skills and the ability to use estimating spreadsheets 

    • Demonstrated experience determining the cost and price of materials needed for each project

    • Proficient in using the Microsoft and Google Suite, including the regular use of spreadsheets 

    • Strong organizational skills while prioritizing multiple tasks with a strong attention to detail

    • Capable of working independently but also collaboratively

    • Demonstrated clear and concise verbal and written communication skills

    Compensation

    • Base salary ranges from $65,000 to $90,000, based on experience.

    • Eligible for an annual bonus of 10% of your base salary for individual performance and an additional 10% bonus linked to company profitability.

    Monthly Allowances

    • $600 per month for vehicle/Fuel Allowance

    • $40 towards personal cell phone

    The company consistently wins new business and needs to hire anotherSenior Project Managerto oversee the successful completion of high-end home remodeling and construction projects. 

    The Senior Project Manager plays a vital role in supporting the administrative aspects of projects while regularly meeting with clients on the job sites. They oversee the overall job, including a dedicated superintendent/junior project manager. They also collaborate with the assistant project managers, estimators, and the preconstruction team to ensure projects meet the budget and schedule, capture all Change Orders and extra work requests, and exceed customer expectations. 

    The Senior Project Manager will oversee 3-5 projects within a 5 -10 mile radius of the Annapolis, MD, office location. Experience managing high-end custom home remodeling and construction projects and living within a reasonable driving distance of the Annapolis office is required.

    Position Responsibilities

    • Professionally represent the company’s principles of honesty and integrity

    • Carefully review the entire project scope with Estimating/Sales and Preconstruction/Design personnel 

    • Conduct regular job site visits for adherence to budget, project design, and quality while delivering the highest level of customer service 

    • Provide a written summary of the work completed each day to customers and keep regular documentation of the progress with notes and photos

    • Schedule County and City inspections

    • Create & maintain Project Schedule and proactively communicate changes to teammates and the customer

    • Act as a solution-oriented problem solver and professionally resolve customer complaints and concerns 

    • Carefully and accurately complete the punch-out list before the final walk-through with customers

    • Obtain Project Completion certificates 

    • Act as a team leader by assisting other project managers, especially when resolving a customer complaint 

    • Manage and develop new relationships with subcontractors and oversee their job performance 

    • Confidently assume accountability for job site safety, cleanliness, security, and protection from damage during construction 

    Position Requirements

    • A minimum of five years of experience managing high-end residential remodeling and construction projects

    • Must have a working knowledge of remodeling projects that encompass the entire house

    • Experience with managing the quality, schedule, and budgets of remodeling projects

    • Proven ability to troubleshoot and resolve customer concerns and complaints

    • Strong written and verbal communication skills

    • Demonstrated capability of using the Microsoft Office and Google Suite, including spreadsheets

    • Capable of using BuilderTrend or similar project management software 

    • Strong organizational skills while prioritizing multiple tasks

    • Capable of working independently but also collaboratively

    Compensation

    • Base salary ranges from $80,000.00 to $110,000.00 that is commensurate with experience

    • Annual bonus plan based on company profitability
